Every open house sign-in app promises "more leads." Here is what each one costs, and what you give up.
Quick answer
For most solo agents, a free sign-in app covers the basics. Curb Hero is free for solo agents with thousands of CRM integrations. Spacio (from about $25/month) adds automated follow-ups and seller reports. Open Home Pro and Open House Wizard have free plans with paid upgrades, and Happy Open House starts around $10/month. Open House App is free forever with unlimited sign-ins and adds AI virtual staging, neighborhood talking points and agent headshots in the same app.
We make Open House App, so we have a point of view. We have tried to be fair: competitor prices and features below come from two 2026 roundups (The Close and Placester), and we list our own trade-offs too. Prices change, so confirm on each vendor's site before you buy.

What should you look for in an open house sign-in app?
- A free plan that is actually usable. Unlimited sign-ins matter more than a long feature list.
- Offline mode. Basements and new construction often have no Wi-Fi.
- Custom questions. At minimum, "Are you working with an agent?"
- Easy export. CSV, phone contacts, or a direct CRM integration if you depend on one.
- Data ownership. Read the privacy policy: who can see or use your visitors' details?
- What else it replaces. If you also pay for staging, headshots or a QR tool, an all-in-one app can cost less overall.
Which sign-in app is best for which agent?
| If you… | Consider |
|---|---|
| Live in your CRM and want sign-ins to flow in automatically | Curb Hero (integrations) or Spacio |
| Want automated follow-ups and seller reports | Spacio or Happy Open House |
| Want the simplest free option | Curb Hero, Open Home Pro or Open House App |
| Also need virtual staging, neighborhood talking points and a better headshot | Open House App |
| Work open houses without reliable Wi-Fi | Any app with offline mode, including Open House App's iOS app |
How does Open House App compare on price?
The sign-in is free forever. The paid plans mainly add AI tools: Pro ($29/month, or $19/month billed annually) includes 30 StageVibe virtual staging images, 60 AI Location Insights and 30 ShowVibe looks a month, plus branded QR codes, smart email auto-complete, CSV export and automatic thank-you emails when you end the open house, with a 7-day free trial. If you would otherwise pay a human staging service about $16–35 per photo (see our virtual staging cost guide), the AI features can cover the subscription on one listing.

Is a paper sign-in sheet still OK?
Paper works when the power is out, but it costs you leads: illegible emails, skipped fields and hours of retyping. If you do use paper, use a sheet that asks whether visitors have an agent. Our free printable sign-in sheet does, and you can add a QR code to it in Flyer Studio. More on the cost of paper in Stop Losing Commissions.

Frequently Asked Questions
What is the best free open house sign-in app?
Curb Hero, Open Home Pro, Open House Wizard and Open House App all offer free plans. Open House App is free forever with unlimited sign-ins and includes free trials of AI virtual staging and neighborhood insights.
How much does an open house sign-in app cost?
Many have free plans. Paid plans reported in 2026 range from about $10/month (Happy Open House) and about $20–25/month (Open Home Pro, Spacio) to $150+/month for premium tiers. Open House App Pro is $29/month or $19/month billed annually.
Do open house sign-in apps work offline?
Some do. Curb Hero and Open Home Pro offer offline mode, and Open House App's iOS app works fully offline. Check before hosting in a home without Wi-Fi.
Can open house sign-in apps sync with my CRM?
Most export to CSV for CRM import. Curb Hero reports 6,000+ CRM and marketing integrations. Open House App exports by CSV and to phone contacts in the iOS app.
Is a digital sign-in better than a paper sign-in sheet?
Usually. Visitors type their own details, so emails are readable and you can export them right away. Paper is a good backup when there is no power or device.
